By way of legal mortgage all the freehold and leasehold property of the jvco both present and future and all fixtures (including trade fixtures) fixed plant and machinery from time to time thereon or employed by the jvco in or about the conduct of the business and the proceeds of sale of that property and the benefit of any covenants or rights attaching to that property;.
