Land - see clause 3.2 of the charge, which creates a first legal mortgage over all the land (as defined in the charge) described in schedule 2 (land) of the charge (I.E. land on ferry road, felixstowe IP11 9RL, with title number SK323346) and all other land now owed by the company, and in any rights (as defined in the charge) accruing to, derived from or otherwise connected with it (including insurances and proceeds of disposal (as defined in the charge) and of insurances).. Also see clause 3.3(a) of the charge, which creates a first fixed charge over all rights which the company now has and all of the rights which it obtains at any time in the future in land, other than that charged under clause 3.2, and in any rights accruing to, derived from or otherwise connected with it (including insurances and proceeds of disposal (as defined in the charge) and of insurances).. Intellectual property – see clause 3.3(h) of the charge, which creates a first fixed charge over all the rights (as defined in the charge) which it now has and all of the rights which it obtains at any time in the future in intellectual property (being any documents, drawings, plans, specifications, methodology documents, working plans for the development of the property at ferry road, felixstowe IP11 9RL with registered title number SK323346 and any present and future patents, rights to inventions, copyright and related rights, trade marks, goodwill, rights in designs, database rights, rights to use, and protect the confidentiality of, confidential information (including know-how) and any other intellectual property rights, in each case whether registered or unregistered and including all applications and rights to apply for and be granted, renewals or extensions of, and rights to claim priority from, such rights and all similar or equivalent rights or forms of protection that subsist or will subsist now or in the future in any part of the world, together with all fees, royalties and other rights derived from, or incidental to, these rights) and in any rights accruing to, derived from or otherwise connected with intellectual property (including insurances and proceeds of disposal (as defined in the charge) and of insurances)..
