Land. Clause 3.2 of the debenture creates a legal mortgage over all of the land (as defined in the debenture) specified in schedule 2 (land and equipment), all other land now owned by the company and any rights (as defined in the debenture) accruing to, derived from or otherwise connected with it (including insurances and proceeds of disposal (as defined in the debenture) and of insurances).. Clause 3.4(a) of the debenture creates a fixed charge over all of the rights (as defined in the debenture) which the company now has and all of the rights which it obtains at any time in the future in land (as defined in the debenture), other than that charged under clause 3.2 of the debenture, and any rights accruing to, derived from or otherwise connected with it (including insurances and proceeds of disposal (as defined in the debenture) and of insurances).. Intellectual property. Clause 3.4(f) of the debenture creates a fixed charge over all of the rights (as defined in the debenture) which the company now has and all of the rights which it obtains at any time in the future in intellectual property (as defined in the debenture) and any rights accruing to, derived from or otherwise connected with it (including insurances and proceeds of disposal (as defined in the debenture) and of insurances).
