Contains a legal mortgage and fixed charges over: (a) any and all leasehold and freehold land (or the equivalent in any foreign jurisdiction) now or hereafter belonging to the chargor in connection with the film; and (b) all intellectual property rights in relation to the film outlined in the sub-clauses of clauses 5.1.1 and 5.1.2 other than any rights arising in, or deriving from, the excluded assets.
