Brief description
First fixed charge over all present and future right, title and interest in or to: (a) any freehold, including commonhold, or leasehold land of the company and all buildings, fixtures and fittings on it; (b) any chattels other than the company's stock in trade or work-in-progress; (c) the benefit of all rights, documents, undertakings and warranties relating to any land or other property mentioned above and/or to any trade or business from time to time carried on by the company; (d) all amounts due or owing to the company together with any rights the company has in relation to those amounts; (e) any credit balance on any account the company has with hsbc UK bank PLC or any other person; (f) all the company's goodwill and uncalled capital; (g) all stocks, shares, debentures, bonds, loan capital and other securities of the company and all rights and income arising from these; (h) the benefit of all agreements recording loans, credit or other financial accommodation the company provides to any person; (I) all rights under policies of insurance (except as assigned by clause 3.1.3 of the instrument); and (j) all intellectual property of the company.
