All and whole the subjects known as knipoch hotel, knipoch, oban PA34 4QT comprising (first) all and whole the subjects known as knipoch hotel, knipoch, oban PA34 4QT being the subjects shown tinted pink and tinted pink and hatched purple within the area outlined in red on the plan annexed and executed as relative hereto (the "plan") and forming part and portion of all and whole (one) that area or piece of ground at kilmore in the county of argyll extending to 2.87 acres or thereby being the subjects described in and disponed by the disposition by james thomas paulton mellor in favour of paisley building society at the request and with the consent of james thomson craig and mrs jenny margrethe craig recorded in the division of the general register of sasines for the county of argyll on 26 december 1969 (the "1969 deed") under exception of (1) the subjects registered in the land register of scotland under title number ARG3743, and (2) the subjects registered in the land register of scotland under title number ARG13443, and (two) the two plots or areas of ground at kilmore in the parish of kilninver and kilmelford and county of argyll extending to 0.27 hectares and 0.05 hectares respectively which subjects are described in and disponed by the disposition by james thomas paulton mellor (referred to in the narrative as james thomas poulton mellor) in favour of craigs (oban) limited with the consent and concurrence of james thomson craig and mrs jenny margarethe craig recorded in the division of the general register of sasines for the county of argyll on 23 january 1981 (the "1981 deed"), together with (I) the whole buildings and erections thereon, (ii) a heritable and irredeemable servitude right of access to the shore of loch feochan and the jetty by means of the existing route ten feet in width leading from the public road and tinted brown on the plan (no party being bound to maintain said jetty), (iii) the rights specified in the 1969 deed and the 1981 deed, including a non-exclusive heritable and irredeemable servitude right of access over the areas tinted yellow on the plan insofar as the owner can grant same, (iv) the whole fixtures and fittings therein and thereon, (v) the whole parts, privileges and pertinents; and (vi) the benefit of the servitude rights specified and contained in part 2 of the schedule. Annexed and executed as relative to the contract of excambion between jytte craig and knipoch house hotel limited which is registered or currently undergoing registration in the land register of scotland under title number ARG32538 and which is otherwise registered in the division of the general register of sasines for the county of argyll on 1 august 2024; (second) all and whole the areas of ground shaded blue on the plan which are currently undergoing registration in the land register of scotland under title number ARG32538, together with the benefit of the servitude rights specified and contained in part 2 of the schedule annexed and executed as relative to the contract of excambion between jytte craig and knipoch house hotel limited which is registered or currently undergoing registration in the land register of scotland under title number ARG32538 and which is otherwise registered in the division of the general register of sasines for the county of argyll on 1 august 2024; and (third) all and whole the subjects on the south side of the road from oban to lochgilphead at knipoch, oban shown tinted orange on the plan, which said subjects (third) describe form part and portion of the subjects registered in the land register under title number ARG3694; which subjects (first), (second) and (third) above described are secured together with (one) the benefit of the servitude rights contained in the disposition by knipoch house hotel limited in favour of the owner dated on or around the date of this standard security and to be registered in the land register of scotland;.
